What’s the Difference Between Commercial and Domestic Air Conditioning?

A plain-English guide for businesses weighing up what their premises actually need.

The short answer: commercial air conditioning is built for bigger spaces, harder use and more zones than domestic air conditioning, which changes almost everything about it — the type of system, the way it’s powered, the legal obligations attached to it, and how it has to be maintained. A domestic unit cools a room in a house; a commercial system keeps a whole working building at the right temperature, all day, often across many separate areas at once. They look related, but they’re specified, installed and looked after very differently.

If you run, manage or let a commercial property, understanding the difference matters — because fitting domestic-grade kit to a commercial building, or hiring a domestic installer for a commercial job, is a common and expensive mistake.


Scale and capacity

The most obvious difference is size. A domestic system typically cools one or a few rooms. A commercial system might serve an entire office floor, a multi-tenant building, a warehouse or a hotel — so the cooling capacity, the size of the units, and the amount of refrigerant involved are all much greater. That scale is why commercial design starts with a proper survey and load calculation rather than picking a unit off a shelf: get the sizing wrong on a building and you’re either short of cooling on the hottest days or paying to run oversized plant for the life of the system.


The type of system

Domestic air conditioning is usually a simple split or multi-split — one or a few indoor units on one outdoor condenser. Commercial buildings more often need the bigger formats: VRF/VRV systems serving many zones from shared plant, ducted systems and air handling units moving conditioned and fresh air through large floorplates, and close-control systems holding tight conditions in server rooms and technical spaces. How hard the system works

A home system runs intermittently — an hour here, an evening there. A commercial system often runs all day, every working day, sometimes around the clock, and has to cope with heat from people, lighting, IT equipment and machinery as well as the weather. That continuous duty cycle means commercial plant is built more robustly and, crucially, has to be maintained to a schedule — a neglected commercial system can use 10–30% more energy than a well-kept one, and that gap shows up fast on a building running long hours.


Power and infrastructure

Domestic units run off an ordinary single-phase domestic supply. Larger commercial systems frequently need a three-phase power supply and proper electrical infrastructure, and the installation has to account for the building’s structure, plant locations, ductwork routing and access — a far bigger job than fixing a unit to a house wall. This is part of why commercial installation is a design-led process rather than a straightforward fit.


Regulation and legal responsibility

This is the difference businesses most often underestimate. Commercial systems carry larger refrigerant charges, which brings heavier F-Gas compliance obligations — mandatory leak checks at intervals that scale with the system’s charge, plus formal record-keeping. The duty to arrange and evidence that compliance sits with the operator of the equipment — the business, landlord or facilities manager — even where the work is outsourced, though responsibility for actually preventing leaks is shared with the engineers who work on the system. A homeowner with a small split has minimal practical obligation; a business running commercial plant has a standing legal duty it can’t ignore. Maintenance and who looks after it

A domestic unit might get an occasional service. A commercial system is expected to be on a planned maintenance programme — scheduled servicing that keeps it efficient, keeps the warranties valid, keeps the compliance records straight, and catches faults before they become breakdowns that stop a business trading. For a commercial operator, that’s not an optional extra; it’s how the system stays legal, efficient and reliable across its working life.


So which does your premises need?

If you’re cooling a room or two in a home, that’s domestic. If you’re responsible for a working commercial building — an office, shop, warehouse, surgery, care home, hotel or industrial unit — you almost certainly need commercial air conditioning, designed and installed by a contractor who works on commercial systems day in, day out, and who can carry the design, the compliance and the long-term maintenance rather than just fitting a box.
