What Are the Different Types of Commercial Air Conditioning System?
A plain-English guide for businesses, landlords and facilities managers choosing a system.
The main types of commercial air conditioning are split systems, multi-split systems, VRF/VRV systems, ducted systems and air handling units (AHUs), and close-control (precision) systems — plus heat-pump systems that both heat and cool. Which one suits a building depends on its size, how many separate areas need controlling, and what’s going on inside it. The rest of this guide explains each one and where it fits.
Choosing the wrong type is an expensive mistake to live with: a system that’s undersized struggles and runs up bills, and one that’s oversized or wrongly zoned wastes energy and money for the life of the building. So it’s worth understanding the options before you specify, whether you’re fitting out a new office, replacing tired plant, or trying to cool a space that was never designed for it.
Split systems
A split system is the most familiar type — one indoor unit paired with one outdoor condenser, “split” across the wall between them. The indoor unit can be a wall-mounted box, a ceiling cassette, or a concealed unit, and it heats or cools a single space.
Where it fits: small offices, individual shops, server or comms rooms, single meeting rooms — anywhere you need to control one area independently. It’s the simplest and most cost-effective choice when the requirement is genuinely a single zone.
Multi-split systems
A multi-split is a step up: several indoor units running off one outdoor condenser. Each indoor unit can be controlled separately, so different rooms can be set to different temperatures, but the whole system shares a single outdoor unit — which matters when roof or wall space for condensers is limited.
Where it fits: small-to-medium premises with a handful of separate rooms — a suite of offices, a shop with a back office and stockroom, a café with a kitchen and a dining area.
VRF / VRV systems
VRF (Variable Refrigerant Flow) — sometimes called VRV — is the workhorse of larger commercial buildings. One or more outdoor units serve many indoor units across a building, and the system varies how much refrigerant it sends to each, so it can cool one zone while heating another and only uses the energy each area actually needs. The best systems recover heat from areas being cooled and reuse it in areas being heated.
Where it fits: larger offices, multi-tenant buildings, hotels, mixed-use sites — anywhere with many zones and varied occupancy. It’s efficient at scale and zones cleanly, which is why it’s the default for most sizeable commercial fit-outs. The trade-off is that it’s more complex to design, install and maintain than a simple split, so it rewards getting the design right.
Ducted systems and air handling units (AHUs)
Ducted systems distribute conditioned air through concealed ductwork, with the plant hidden away and only discreet grilles visible in the space. Air handling units take this further — drawing in, filtering, heating or cooling, and circulating fresh air through a building, which is as much about air quality and ventilation as temperature.
Where it fits: open-plan offices, retail floors, hospitality spaces and any large floorplate where you want even conditions without units on every wall — and any setting where fresh-air ventilation matters as much as cooling.
Close-control (precision) systems
Close-control systems hold temperature and humidity within tight limits, continuously, rather than just keeping a space broadly comfortable. They’re built for environments where the conditions protect equipment or a process, not just people.
Where it fits: server rooms and data centres, comms rooms, laboratories, and any technical space where a few degrees of drift, or the wrong humidity, is a real problem. If a space contains equipment that can’t be allowed to overheat, this is usually the answer.
Heat-pump systems: heating as well as cooling
Most modern commercial air conditioning is, in effect, a heat pump — it can run in reverse to heat a space as efficiently as it cools it. For a business, that can mean a single system covering both jobs instead of running separate heating and cooling, and air-source heat pumps are increasingly specified where lower carbon and running cost are part of the brief.
Where it fits: almost any commercial building looking to consolidate heating and cooling, cut carbon, or replace ageing gas heating — often combined with the VRF or split formats above rather than being a separate type.
Which type is right for your building?
There’s no single best system — the right answer comes from the building and how it’s used. As a rough guide:
- One area to control → a split system.
- A few separate rooms → a multi-split.
- A whole building, many zones → VRF/VRV.
- A large open floorplate, or fresh-air needs → ducted / AHU.
- A server room or technical space → close-control.
- Heating and cooling from one system, lower carbon → heat-pump formats.
In practice many commercial buildings use a combination — VRF across the offices, close-control on the server room, an AHU handling fresh air. The job of a proper design is to match the system to each part of the building rather than forcing one type across all of it.
