What Is HVAC and How Does It Work?
The basics of heating, ventilation and air conditioning — and what it means for a commercial building.
HVAC stands for Heating, Ventilation, and Air Conditioning — the combined systems that control the temperature, air quality and airflow inside a building. Heating warms the space, ventilation brings in fresh air and removes stale air, and air conditioning cools (and dehumidifies) it. In a commercial building these usually work together as one integrated system, keeping the whole place comfortable, healthy and compliant whatever the weather outside.
It’s a term you’ll see far more in the trade than in everyday speech — most people just say “air conditioning” or “heating” — but HVAC is the proper name for the whole package, because in a working building those jobs are rarely done in isolation.
What the three parts actually do
Heating (H) raises the temperature when it’s cold. In commercial buildings this might come from boilers, electric heating, or — increasingly — heat pumps that move heat into the building rather than burning fuel to create it.
Ventilation (V) is the part people forget, and often the most important for a working building. It brings fresh air in, takes stale air out, controls humidity, and filters out dust and pollutants. Good ventilation is what keeps the air in an occupied building healthy and alert-making rather than stuffy and stale — and in many commercial settings it’s a regulatory requirement, not just a comfort one.
Air conditioning (AC) cools the space and removes excess moisture from the air. Despite the name, “air conditioning” really means conditioning the air to a set state — most commonly cooling it down, but also managing humidity.
How it actually works: the basic principle
The cooling side of HVAC works by moving heat from inside to outside — it doesn’t create cold, it removes heat. That’s done with a refrigerant, a fluid that’s very good at absorbing and releasing heat as it changes between liquid and gas. In simple terms, the refrigeration cycle runs like this:
- Inside the building, refrigerant passes through an evaporator and absorbs heat from the indoor air — which cools the air being blown back into the room.
- A compressor then raises the pressure and temperature of that refrigerant.
- Outside, the refrigerant passes through a condenser, where it releases the absorbed heat into the outdoor air.
- An expansion valve drops the pressure again, and the cooled refrigerant returns indoors to start over.
A heat pump is the same cycle run in reverse — a 4-way reversing valve switches the direction the refrigerant flows, so the outdoor coil and indoor coil swap roles and the system pulls heat out of the outside air to warm the building instead of cooling it. That’s why modern systems can both heat and cool efficiently from the same kit.
Tying it all together are the controls — thermostats, sensors and, in larger buildings, a building management system (BMS) — that decide when each part runs, zone by zone, so different areas stay at the right temperature without wasting energy.
HVAC in a commercial building
In a home, HVAC is about comfort. In a commercial building it’s about more than that:
- Air quality and health — occupied workplaces need proper ventilation to stay healthy and productive, and some settings (healthcare, food, labs) have strict air standards.
- Compliance — commercial systems carry legal obligations, including F-Gas duties on the refrigerant side that fall on the building’s operator.
- Continuity — when a commercial system fails, the building can become unusable, production can stop, or in a care or clinical setting it can become a welfare issue. That’s why commercial HVAC is built to be maintained, not just installed.

What HVAC means for your building

Getting it right is a design question — sizing the system to the building and how it’s used — and a maintenance question, because a commercial system only stays efficient, compliant and dependable if it’s looked after.
